From a realtor perspective, getting a pest inspection is a two sided coin. Some pest inspectors in are overzealous or on a power trip. Their reports make an average condition property appear to be the proverbial money-pit resulting in a failed escrow. It's also possible to hire a pest inspector who wants to be everyone's friend and glosses over damage that should in fact be repaired. The escrow will close but the odds of future litigation are high. I've found AAI Pest Control to be the perfect happy medium. If it's "broken" they'll note the problem and recommend that it be fixed. If they find marginal issues that could cause problems in the future, they'll disclose and note the concern. I've found the AAI reports to be accurate and without exaggeration.
